Refurbishment and Alteration Works
Works to include; (A) Front façade: Repair, restoration and re painting of decorative features to all front windows surrounds, bands, entrance door, porch and parapet: (B) Front garden: The replacement of the macadam with gravel and an increase in the peripheral planted area. (C) At second floor level in the return: the increase in the footprint of the existing lavatory to include a shower and the replacement of the existing attic trapdoor with an enlarged unit. (D) At first floor level in the main house: the formation of an ensuite bathroom in part of the rear bedroom with a door in the dividing partition wall into the front bedroom. A suspended ceiling to be fitted, in the ensuite, with a rooflight for natural light and ventilation. (E) At entrance floor level, in the main house: removal of the existing shower room in the rear reception room to create a kitchen/dining area with an opening in the dividing partition to the front living room area. (F) At entrance floor level, in the return, in the proposed family room the replacement of the existing external door and steps with an enlarged opening for a door and screen and balcony and steps into the rear garden and the insertion of a cloakroom into part of the room accessed from a new door in the partition to the return landing, (G) )At lower ground floor level in the main house: the increase in the footprint of the existing lavatory to include a shower room and the replacement of the gate under the entrance steps with a door. (H) Rear Façade: Erection of SVP, beside existing rwp, to service the proposed appliances in the first floor ensuite, and in the entrance floor kitchen, and the erection of solar panels on the rear slated roof; (I) Upper Level Rear Garden: Addition of horizontal rail to existing railings. (J)All levels internally: Replacement of the existing electrical and plumbing installations and contingent alteration to the drainage system. (K)Roof Space; Insulate (L) General: Ancillary repairs and minor contingent works.
